Utilities and Services in Summerlin: What New Residents Need to Set Up

Nevada does not bundle utilities the way some states do, so moving into Summerlin means setting up several separate accounts rather than one. This guide covers which provider handles what, how far ahead to schedule each one, and where your specific HOA may already take care of part of it for you.

Electricity: NV Energy

NV Energy is the sole electricity provider for Summerlin and the entire Las Vegas Valley, so there is no competing company to compare rates against. Service can be started online at nvenergy.com or by phone. A security deposit may be required depending on the account and applicable credit or payment requirements, although NV Energy offers several ways for qualifying residential customers to have the deposit waived.

NV Energy offers an Equal Payment plan that averages a customer's annual usage into steadier monthly bills, which some residents use to soften the difference between summer cooling costs and the rest of the year. Actual bill amounts vary significantly by home size, insulation, and usage, so it is worth requesting a usage history for a specific address rather than relying on a general estimate.

Water: Las Vegas Valley Water District

The Las Vegas Valley Water District (LVVWD) provides retail water service to Summerlin, along with the rest of the City of Las Vegas and most of unincorporated Clark County. Henderson and North Las Vegas each run their own separate municipal water utility, so this is one service that genuinely does depend on the exact city or jurisdiction a Summerlin address falls within.

LVVWD provides retail water service to individual Summerlin properties, while the Southern Nevada Water Authority (SNWA) serves as the region's wholesale water provider, responsible for water treatment and delivery and for acquiring and managing long-term water resources. The two organizations share executive management, but they are separate agencies with different roles. The district issues watering schedules tied to conservation goals, and current restrictions should be confirmed directly with LVVWD rather than assumed from a prior year's schedule, since Southern Nevada's water rules have changed more than once in recent years.

Natural Gas: Southwest Gas

Southwest Gas provides natural gas service throughout the Las Vegas Valley wherever it is available, including parts of Summerlin. Not every home has a gas line, though. Some newer homes in Las Vegas Valley master planned communities are built all electric, so the presence of natural gas should be confirmed for the specific property.

Whether a specific Summerlin home has gas service should be confirmed with the seller, builder, or a home inspection rather than assumed from the neighborhood alone. If a home has natural gas service, the provider may require a technician visit depending on the service status and the home's equipment. Follow Southwest Gas's current instructions when starting or transferring service, available directly through Southwest Gas's own site.

Trash, Recycling, and Sewer

Republic Services provides residential trash and recycling service in many parts of the Las Vegas Valley, but pickup arrangements and frequency can vary by address and HOA. In many Summerlin neighborhoods, service may be arranged through the HOA rather than set up individually by each homeowner, so check with the specific association before assuming a personal account is required.

Sewer service is typically billed separately from trash. Summerlin includes areas served by both the City of Las Vegas and the Clark County Water Reclamation District, so which agency bills sewer service depends on the specific address rather than a simple boundary line. Confirming this for a specific address avoids an unexpected first bill. Current trash and recycling details are available directly through Republic Services' own site.

Internet and Cable

Internet is genuinely competitive across the Las Vegas Valley, with Cox Communications' cable network covering most of the area, expanding fiber service from Quantum Fiber, and Google Fiber available in select neighborhoods. Which providers actually reach a specific Summerlin address depends heavily on that neighborhood's build-out, so it is worth checking availability at the exact address rather than assuming every provider serves every street equally.

Because internet installation typically requires an in-home technician visit, it is one of the services worth scheduling earliest. This matters most if a work-from-home setup depends on having service active on move-in day, since a missed installation window can mean waiting another week or more.

Your HOA's Role in Day-to-Day Services

Summerlin contains multiple master associations along with individual village and sub-associations underneath them, and which day-to-day services a given association handles directly, versus which ones a resident sets up individually, varies by village and sub-association rather than following one community-wide standard. Trash collection is the most common example, but landscaping water restrictions, exterior maintenance, and common-area utilities can also fall under the HOA depending on where a specific home sits.

For a broader look at how Summerlin's association structure works, my Living in Summerlin Las Vegas: Community Overview covers the North, South, and West master associations and how individual village associations fit underneath them. Anyone comparing a Summerlin HOA against a non-HOA property elsewhere in the valley may also find my HOA vs Non-HOA community guide useful before deciding between the two.

Putting Together a Setup Timeline

Electricity and water can often be arranged relatively close to the move-in date, but processing times vary since requests are generally handled in the order received. Scheduling both several days ahead gives a reasonable buffer. Natural gas service and some internet installations may require a technician appointment, while other internet installations can be completed through self-setup; because appointment availability varies by provider and address, scheduling these services as early as practical is the safer approach. Confirm the actual available start date directly with each provider.

Anyone relocating to the valley more broadly, not just setting up a single home's utilities, may find it useful to work from my Las Vegas Valley Relocation Checklist, which covers the rest of the move alongside this utility-specific detail. Anyone selling a current home first can start with my complete Seller's Guide to keep both transactions moving together.

Do all Summerlin homes have natural gas service?

Not necessarily. Southwest Gas serves natural gas throughout the Las Vegas Valley where it is available, but many newer homes in master planned communities are built all electric. Because appointment availability varies by provider and address, scheduling gas and internet as early as practical is the safer approach.

Does my Summerlin HOA handle trash service?

It depends on the specific association. Some Summerlin HOAs include trash collection in monthly dues or arrange service directly with Republic Services on residents' behalf, while others leave it to each homeowner to set up individually. Confirm which applies with the specific village or sub-association before assuming either way.

Moving to Summerlin?

Every village handles services a little differently. I'm happy to help you figure out what applies to a specific address before you move in.
