Most conversations about Nevada down payment help start and stop at the standard first-time-buyer program, which leaves out a genuinely useful set of options for everyone else, veterans, essential workers, and repeat buyers included. Here's what else is actually out there right now.
This Isn't Just a First-Time-Buyer Conversation

A genuine mix of Nevadans get left out of a purely first-time-buyer conversation: veterans who've already owned a home before, essential workers who don't necessarily fit the first-time definition, and repeat buyers who assume, incorrectly, that down payment help is only for people buying their very first house. None of that is automatically true, and it's worth knowing what's actually available before assuming you don't qualify for anything.
General Home Is Possible: For Buyers Who Aren't First-Timers
The Nevada Housing Division's Home Is Possible program also runs a broader version alongside the first-time-buyer track, one that carries no first-time-buyer requirement at all. According to the Division, it offers assistance of up to 5 percent of the loan amount, usable for a down payment or closing costs, structured as a low- or no-interest second mortgage that doesn't require a separate monthly payment.
Program specifics have shifted over the life of this program since it launched in 2014, including how the assistance is ultimately treated if the home is sold, refinanced, or paid off early, so I'd rather point you to a current source than repeat a number that might already be out of date by the time you read this. An approved HIP lender can walk through the exact current structure, income limits, and purchase price limits for your specific county and household size.
Home Is Possible for Heroes
Home Is Possible for Heroes is a separate Nevada Housing Division benefit for veterans, active-duty service members, National Guard members, and certain surviving spouses, offering a below-market interest rate on the primary mortgage itself. It's distinct from a standard VA loan and from a VA loan's own zero-down feature, and it's possible to combine it with other benefits depending on the specific loan involved.

The New Worker Advantage Program
This is a genuinely new one, worth knowing about specifically because it's easy to miss if you last looked into Nevada down payment assistance more than a year ago.
In December 2025, the Nevada Housing Division launched the Worker Advantage Program, created under Nevada's Housing Access and Attainability Act, offering up to $20,000 in down payment assistance for essential workers purchasing a primary residence in Nevada.
According to the Division's own announcement, the program is backed by $18 million in funding, aimed at helping roughly 900 Nevada households, and runs first-come, first-served until the allocated funds are reserved. That last part matters: unlike a program that simply reopens each year, a first-come, first-served program can genuinely close once the money is spoken for, so timing and confirming current availability directly with the Division is worth doing early rather than assuming it will still be open later.
Mortgage Credit Certificate: A Separate Tax Benefit
Down payment assistance covers the cash needed at closing, but Nevada also offers a related benefit that works differently: a Mortgage Credit Certificate, which converts a portion of the mortgage interest paid each year into a direct federal tax credit rather than just a deduction. It's available through the Nevada Housing Division and can generally be paired with a down payment assistance program rather than used only as a substitute for one.
The exact percentage and annual benefit depend on the current program terms and the size of the mortgage, so this is another figure worth confirming directly with an approved lender or the Division rather than assuming a specific dollar amount applies to your situation.
One Program That Doesn't Apply Here
It's worth naming this directly, since it comes up in searches often enough to cause real confusion: the Nevada Rural Housing Authority's Home At Last program is a genuinely good benefit, but it's built for Nevada's rural counties and the rural portions of Clark and Washoe counties, not the Las Vegas Valley's incorporated cities.
If you're buying in Las Vegas, Henderson, or North Las Vegas specifically, the Nevada Housing Division's own programs described above are the ones that actually apply to you, not Home At Last.
