Aliante is a master-planned community in North Las Vegas built around public parks, a public golf course, and a mix of housing types, including the age-restricted Sun City Aliante. Here's what's actually in the community, with figures checked rather than repeated from wherever they were originally written.

Parks and Outdoor Spaces

Aliante sets aside more than 400 acres for parks and public recreation. Aliante Nature Discovery Park is the community's central park, spanning roughly 20 acres and built around a lake with a waterfall feature, alongside walking paths and playgrounds designed with a dinosaur-discovery theme for younger kids. A network of more than 24 miles of paved, lighted trails connects the community's neighborhoods and parks, supporting walking, cycling, and general outdoor use well beyond just this one central park.

For golf, Aliante Golf Club is an 18-hole public course designed by Gary Panks, playing up to approximately 7,022 yards from the back tees with a slope rating around 139. A natural arroyo winds through much of the layout, giving it a distinct desert character compared to courses that rely mainly on turf and water features. It's a daily-fee facility open to the public, not restricted to Aliante residents, and current tee times and pricing are available directly through the course's own site.

Aliante Casino + Hotel + Spa is a separate business, not a community amenity. It's operated by Boyd Gaming, located near Aliante and sharing the name, but it isn't a homeowner amenity or part of the residential master plan. Worth knowing before assuming it's included the way the golf course or parks are.

Sun City Aliante: 55+ Living

Sun City Aliante is the age-restricted, 55-plus section of the community, with its own dedicated amenities separate from the rest of Aliante. Residents generally have access to a fitness center, a swimming pool, craft and hobby rooms, and tennis courts through the association, on top of whatever master-community amenities are also available. As with any age-restricted community, confirm current eligibility requirements and exactly which amenities are included in current dues directly with the association rather than assuming based on a listing description.

Neighborhood Planning

Aliante includes a commercial corridor with grocery stores, banking, and medical services, built to keep everyday errands close to residential areas. Direct access to the 215 Beltway connects the community to the rest of the Las Vegas Valley, including Las Vegas and Henderson, without requiring a long drive to reach major routes. The community's location in the northwest part of North Las Vegas, near the base of the Sheep Mountains, also puts it within a reasonably short commute to Nellis Air Force Base, a real factor for military families weighing where to live in the valley.

Schools serving Aliante fall under the Clark County School District, the same as the rest of the valley, with specific school assignments depending on the exact address within the community rather than a single school serving all of Aliante uniformly. Confirm current school zoning for any specific property directly with CCSD before assuming based on a neighboring home's assignment.

Buying in Aliante

Aliante includes a mix of single-family homes, townhomes, and age-restricted residences in Sun City Aliante. Most neighborhoods carry HOA dues on top of the community's master association, and the specific fee structure varies by neighborhood rather than being uniform across all of Aliante. Individually named sub-associations within Aliante, such as Club Aliante, a guard-gated section built around the golf course, carry their own separate dues in addition to the master association fee. Reviewing HOA rules, fees, and governing documents for the specific property you're considering is worth doing before making an offer here, since two homes both described simply as "in Aliante" can carry meaningfully different total HOA costs.
